GIVING THE GREEN LIGHT TO GREEN BUILDING : PART 1

It is no secret that time and technology share an intimate correlation. As time changes, technology develops, with one central goal: to simplify the human experience. This correlation also appears to be a steady force in the property sector. Despite simplifying and bettering the human experience, it has been proven that developing technology has an adverse effect on the environment. In the mid 2000’s, tables were turned in the property sector, and new technology was implemented to promote the sustainability of the environment, and the quality of life. Buildings were designed and erected with the specific purpose of preserving natural resources and improving the quality of life. Below we take a look at 6 construction techniques implemented to establish a greener community on the rise:

  1. Green Roofs: This is an innovative manner of promoting environment sustainability, but also provides your business with some aesthetic appeal. This roof consists out of grass, plants, flowers, bushes and other greenery that grows on the roof material. It serves as useful tool to preserve water, as storm water is absorbed and managed effectively.

  2. Bio Wall: This vegetated wall is designed to filter air and remove harmful pollutants from the air. This is a natural way to improve the quality of air in you building.

  3. Rainwater Harvesting Systems: One can ensure that minimal water goes to waste when it’s raining, by installing a tank that collects rainwater from the roof. This water can be used for lavatory and irrigation purposes, subsequently reducing utility costs.

  4. Permeable Pavement: This pavement is specifically designed with high porosity that allows rainwater to pass through into the ground below, to an underground aquafier. Water runoff can thus be reduced, and water is also purified from pollutants in the stream.

  5. Proper Insulation: By using effective insulation you can reduce your energy usage by preventing heat from escaping through ceilings, windows and geysers. With proper insulation, you can also save on electricity costs.

  6. Parking lot Landscaping: Your parking lot can be an efficient way to implement natural drainage and promote environmental sustainability. By using landscape elements filled with a sandy, compost-rich soil mix, topped with a layer of mulch and a dense vegetative corner, storm water will be absorbed into the soil, where it can be filtered. This is a useful way to create a water collection network, while simultaneously enhancing the aesthetic quality of the space.
